The Opportunity
The firm seeks attractive risk-adjusted returns by acquiring
assets from private sellers below their inherent value and
below replacement cost by sourcing directly or
non-broadly marketed, and opportunistically developing
infill assets in select locations where robust demand exists
and high barriers to entry mitigate risk of new competitive
supply.

Mr. Hammond is the Founder and Managing Partner of Hammond Capital, a private equity real estate investment firm focused on industrial value-add acquisitions and development across the Southwest US. He oversees the strategic vision of the firm including business development and deal sourcing, underwriting and structuring, capital raising, project financing, due diligence, asset management and leasing, and dispositions and recapitalizations.
Prior to founding Hammond Capital, he was the Co-Head of Acquisitions and Southwest Market Officer forAlidade Capital, LLC, a private equity fund manager and Registered Investment Advisor that activelymanaged five funds focused on value-add real estate investments. He oversaw deal sourcing andstructuring, underwriting, due diligence, asset management, leasing and dispositions. In addition, heoversaw the firm’s industrial development practice, including land acquisition and entitlements, projectdesign, construction management, project financing, capital raising, asset management and dispositions. Prior to Alidade Capital, he worked in industrial acquisitions and development for Black Creek Group (nowa division of Ares Management), a private equity firm focused on acquiring, developing, and operating commercial real estate. Prior to Black Creek Group, he worked in the Real Estate Lending Group at Wells Fargo.
Mr. Hammond has over a decade of institutional real estate experience and has completed in excess of $1 billion in total real estate transactions during his career. He received both his Bachelor's degree in Real Estate Finance and Master's degree in Finance from the Cox School of Business at Southern Methodist University in Dallas. He is an active and involved member in NAIOP, ULI and The Real Estate Council (TREC) and is also a Board Member of the Folsom Institute for Real Estate at the SMU Cox School of Business. He is also a proud Board Member of the Share a Smile Foundation, a 501(c)3 non-profit charitable organization focused on meeting the urgent needs of individuals and low-income families experiencing a financial crisis due to unemployment, health, or natural disaster. When he is not focused on real estate investing, he enjoys spending time with his wife Ashley, daughter Sloan, and chocolate lab Remy, and enjoys the outdoors hunting, fishing, golfing, or biking.

Mr. Neary is a Vice President of Hammond Capital, a private equity real estate investment firm focused on industrial value-add acquisitions and development across the Southwest US. He is responsible for deal sourcing, underwriting, asset management, and financial planning and analysis.
Prior to joining Hammond Capital, he was a Senior Analyst for Zeal Development Group, a net lease development firm focused on ground up and redevelopment projects in the Midwest and Sun Belt. He oversaw deal underwriting, portfolio management, and tenant relationships. Prior to Zeal Development, he worked as an Analyst for Alidade Capital, a private equity fund manager and Registered Investment Advisor that actively managed five funds focused on value-add real estate investments. At Alidade, he was responsible for sourcing, underwriting, and asset management of industrial, office, and retail properties across the Sun Belt.
Mr. Neary received his Bachelor’s Degree in Economics from the University of Michigan in Ann Arbor. He is an active and involved member in NAIOP NTX. Outside of real estate, he enjoys golfing, playing hockey, and rooting for the Detroit sports teams.
